One of the most stressful aspects of selling a home is the inspection process. Buyers often have a long list of concerns, and sellers worry about potential issues that might arise. After conducting a traditional home inspection from the buyer, the buyer’s agent issues a Buyer Inspection Notice and Seller Response, or “BINSR.” This report outlines any issues or concerns found during the inspection and provides the seller with an opportunity to respond.

Consider a pre-inspection to help reduce anxiety and ensure a smoother transaction. This is where we check a home for issues that might come up during the home inspection so that the seller can take care of issues that are simple, easy to fix, and likely to come up in any inspection. Doing this eliminates questions and issues down the road.

“Address potential issues proactively to avoid negotiations and delays, especially for predictable problems like roof damage.”

In a pre-inspection, home inspectors check several things, including the roof, which is one of the most crucial areas to be inspected. Home inspectors are not roofers, so they sometimes postpone the issue and refer it to professionals. If they look at a roof and notice hail damage or severe wear, they will recommend that it be inspected by a professional roofer. Others who are meticulous about their homes want to know if there is anything wrong so they can deal with issues in the house that a typical inspector may notice but a homeowner would not.

Being proactive in addressing potential issues can avoid negotiations and delays, especially when it comes to predictable problems like roof damage, which are likely to be discovered during the inspection anyway. Maybe a simple roof tune-up can help prevent more issues later on.

Our team can work with you to address potential issues before they become problems, reducing stress. We aim to get to the closing date with fewer challenges, frustration, and anxiety.
